Standard on possession day. Count your doors first: these houses often have a front, a back, a carport door and a suite entrance. The per-door cost drops sharply when you book them together.

There are two ways over, and they are not interchangeable. The Lions Gate lands in the west, which suits Capilano, the west end of the District and West Vancouver.
The Ironworkers Memorial lands in the east, which suits Lynn Valley, Seymour and Deep Cove. Lonsdale sits in the middle, and either can be right depending on the hour.
Both back up, and the Ironworkers can turn a short crossing into a long one. So when you call, we will tell you which bridge we are taking and how it looks right now.
If the crossing is genuinely bad and the job can wait for morning, we will say that too. It is your money, and a daytime booking costs less than an evening appointment.

Salt air, rain and a slope are hard on North Shore door hardware.
If you live on the North Shore, you get much more rain than the airport does, and the waterfront parts get salt with it. That combination finds every unprotected cylinder on the coast.
What it does to your locks: corrosion inside the keyway, springs that lose their snap, and latches that stiffen through autumn and seize in February.
Timber doors swell against their frames on the wet side of the house and stop closing cleanly. That drags the bolt against the strike long before it feels like a fault.
If your lot slopes, the lower doors go first. Garages, basements and crawlspace entries sit in the wettest ground.
Most of it is preventable. A dry lubricant rather than oil, a properly fitted weatherseal, and a strike adjusted for the door as it is in January rather than in July.

Which bridge do you cross for a Deep Cove call?
Usually the Ironworkers, since it lands on the east side, nearest Seymour and Deep Cove. When you call, we tell you which one we are taking and how it looks before you agree to anything.
Can you rekey a Lower Lonsdale rental between tenancies?
Yes, on the owner's or property manager's authorization. It is standard turnover work, and far cheaper than new hardware each tenancy. Rekeys start from $35, plus the $75 mobile service call.
My Lynn Valley deadbolt seizes every winter. Repair or replace?
Repair first, almost always. Winter seizing usually means moisture, old lubricant and a swollen door dragging on its strike. Cleaning, a dry lubricant and a strike adjustment fix most. A worn plug may need replacing.
Can you reach a trailhead lot if my car keys are lost on a hike?
Yes. Name the trailhead and have registration and photo ID ready. If those are locked in the car, say so when you call. On the trail at dusk? Get down first; the car will keep.
